About the Community

Residential Market / Demographics

This complex is nestled within the Mountain View and Lincoln Park neighborhoods in Southeast San Diego. The area is a large urbanized community that prides itself on its legacy of cultural inclusivity and diversity. Real Estate off Ocean View Blvd is primarily made up of small and medium single-family homes built between 1940-1960 and some between 1970-1999. These family residences are mixed in with apartment complexes/ high-rise apartments occupied by both owners and renters. Zillow predicts Mountain View home values will increase 5.9% next year, compared to a 2.3% increase for San Diego as a whole. Due to the limited availability of new units in the area, the demand for the type of the current development is extremely high.

Neighborhood Analysis

Diversity is the defining aspect that has led Mountain View and the surrounding neighborhoods to thrive throughout the years. After World War II Southeast San Diego had a major physical and population boom due large areas of rural land and having housing for working class families. Over time the community has grown and developed into one of the most vibrant and diverse places in San Diego due to its rich cultural history paired with its prime location. The area now boasts a mix of retail, restaurants, recreational activities, open spaces and proximity to the rest of San Diego.

Mountain View residents have access to a rich variety of outdoor activities, allowing them to fully enjoy all aspects of the laidback San Diego lifestyle:

  • Southeastern San Diego is home to 3 community parks which include a recreation center, multiple ball fields/courts, picnic facilities and an aquatic complex
  • 1 block away is the newly renovated and expanded Jackie Robinson YMCA which provides a multitude of recreational and educational programs
  • Athletic facilities and open spaces in nearby Balboa Park including golf, tennis, hiking and biking trails, a cycling velodrome and Morley Field Sports Complex
  • Beaches and water recreation along the coast include windsurfing, jet skis, sailing and kayaking

Interstate 5, 15, 805 & CA-94 are all less than 10 minutes away and grant the site convenient access to the entire San Diego region. The local mobility network also includes public transit services including bus, light rail and bicycle and pedestrian infrastructure. San Diego International Airport is a short 17-minute drive away.
